Garden Studio (ADU) Floor Plan

A self-contained garden studio with an open living and kitchen space, a separate bedroom and a full shower room — around 30.5 m² net.

A complete floor plan for a detached garden studio — an accessory dwelling unit or granny flat that works as a guest annexe, a home office or a rental. In 30.5 m² it fits a 16.5 m² open living and kitchen space, a proper 9.2 m² bedroom with a double bed and two wardrobes, and a 4.8 m² shower room. Drawn at real wall thicknesses on a 7.2 × 5.4 m envelope, furnished and fully dimensioned — open it in the editor and adapt it to your own garden.

The layout

How the plan works

The entrance is on the south façade and opens straight into the living and kitchen space, which takes the western half of the building. The kitchen lines the south wall beside the door — fridge, counters and sink in one run — so the plumbing and the entrance share the same side of the plan and the rest of the room stays clear. The sofa sits in the north-west corner under a 1.2 m north window glazed to floor level, the coffee table and TV bench stand against the west wall by a second 1.2 m window, and the dining table with two chairs takes the eastern edge of the space. Behind the spine wall the eastern half splits in two. The 4.8 m² shower room holds the north-east corner with a shower, toilet and basin, lit by a 600 mm window set at a 1.4 m sill for privacy. The 9.2 m² bedroom takes the south-east corner behind its own door, with the double bed against the north wall between two cabinets, two wardrobes on the opposite wall, and a 1.6 m east window glazed from a 50 mm sill. Keeping the kitchen and the shower room on the same short run of wall is what makes a building this small sensible to plumb.

Nothing here was modelled separately. This is the same plan, read as a building — walls with real door and window openings, furniture at real sizes — and it updates the moment you move a wall.

Drawings

The drawings come with it

The elevations are generated from the plan rather than drawn, and the sheet is what the PDF export puts on paper — title block, scale and all. Both are in this template already.
